Starting with our Introductory Energy Analysis (free for the first building at a single geographic location), we provide a structured program to Improve energy efficiency and cut operating costs.

Introductory Energy Analysis Studies

Peter Drucker said, “You cannot manage what you do not measure.” Our services start with our Introductory Energy Analysis™ (IEA) which answers these important questions:

  • How big is my opportunity to save energy at this location?

  • If I have more than one building, where should I invest energy dollar savings to get the biggest possible improvement in overall efficiency and reduced costs?

  • If I’ve already completed an upgrade or efficiency program, am I getting the expected results?

  • How does this building perform in terms of greenhouse gas (GHG) emissions?

This service is free for the first building at a single location, and studies for additional buildings can be provided at a nominal cost.

The services listed below follow the completion of an Introductory Energy Analysis.™

Energy Efficiency Audit Program:

A benefit of our program is the use of government applications and proprietary tools, which we believe provide a broader depth and scope than a typical ASHRAE (American Society of Heating, Refrigerating and Air Conditioning Engineers) audit program. Our results are evaluated in terms of facility performance, sustainability, resiliency, and life-cyle costs.

Deliverables include a spreadsheet and narrative report detailing energy conservation measures and the expected costs and savings. Results are provided in terms of simple payback, lifecycle costs, return on investment (ROI), and net present value (NPV).

In cases where high-priority conservation measures with marginal or negative cost savings result, these can often be bundled with higher-performing measures to sustain a cost and impact advantage.

An Outline of Conservation Measures:

No cost measures: No significant costs other than labor; these are often changes to operations and maintenance practices.

Low-cost measures: These have relatively small capital outlays, and in most cases, achieve payback in a short time through energy savings and workplace productivity improvements.

Capital-intensive measures: These are generally investment-grade improvements such as boiler or chiller replacements and are usually budgeted a fiscal year in advance. These measures include review and approval by a licensed PE or Architect for which there may be additional charges.

Requirements: All locations require the completion of an Introductory Energy Analysis provided by Virtual FM LLC.

Facility Management Services

Facilities Management is the practice of coordinating the physical workplace with the people, the place, and the product or service you provide.

Our facilities services include the following and can be provided on an al a carte basis or be bundled with energy efficiency-related services:

  • Baseline Facilities Audits

  • Building Condition Assessments

  • Facility Functionality and Serviceability Evaluations

Facility Management programs do not include energy efficiency-related services.

Baseline Facilities Audit:

This study is based on an IFMA/APPA (International Facilities Management Association / Association of Higher Education Facilities Officers) audit and is highly recommended for government and educational facilities which have already completed an energy audit and upgrade program.

This study identifies deficiencies through an inspection program and observation reports.

Deliverables include a narrative summary, a spreadsheet listing deficiencies, including prioritization of corrective measures, and photographs detailing findings. Cost analyses are provided in terms of simple payback, lifecycle costs, return on investment (ROI), and net present value (NPV).

Building Condition Assessments:

A Building Condition Assessment is considered to consist of the following services:

  • Introductory Energy Analysis

  • Energy Efficiency Audit program

  • Baseline Facilities Audit

 All services must be performed by Virtual FM LLC.

Facility Functionality & Serviceability Evaluation:

This provides a  comprehensive resource document for defining the functional requirements (set of user requirements that define what will be suitable for a particular use or function) of an occupant group and its serviceability (the ability of the space to perform as and when required to support the functions of users and owners).
